Levey Group has expanded its industrial holdings along the northeastern portion of Beltway 8 with the acquisition of 30 acres for a new warehouse development. According to reporting from the Houston Business Journal, the company favors Beltway 8 locations for their ability to connect quickly to major highways, supporting regional distribution and logistics needs.
The new project, known as Levey East Belt, builds on the company's existing activity in the corridor. With this latest site, Levey Group will have developed nearly 200 acres and approximately 2 million square feet of industrial space along Beltway 8, underscoring a sustained commitment to this industrial subcorridor.
The land assembly for Levey East Belt was completed through two separate transactions. The company acquired a 20-acre parcel at the southeast corner of Tidwell Road and Beltway 8 East from Transwestern. That purchase adds to an adjacent 10-acre tract that Levey Group bought in March from a private landowner, bringing the total development site to 30 acres.
Levey Group plans to develop a 445,750-square-foot warehouse campus on the assembled site. The project is designed as a three-building industrial park, combining a larger front-load facility with two smaller rear-load structures to accommodate a range of tenant needs and loading configurations.
The development program calls for a 270,400-square-foot front-load warehouse as the anchor building within the campus. Two rear-load warehouses will provide the balance of the space, totaling 175,350 square feet between them. Together, the three buildings will deliver nearly 450,000 square feet of new industrial product to the Beltway 8 corridor.
Levey Group anticipates starting construction on Levey East Belt by the first quarter of next year. The company currently expects to complete the project in the first quarter of 2028, positioning the campus for delivery on a multi-year timeline that could align with evolving tenant demand in the area.
Cushman & Wakefield professional Jim Foreman sourced the land for the Levey East Belt site, playing a key role in assembling the 30-acre development tract. Foreman's team has also been selected to oversee leasing for the project, providing continuity from site acquisition through to tenant recruitment and occupancy.
By advancing the Levey East Belt campus, Levey Group continues to scale up its industrial platform along Beltway 8, adding modern warehouse capacity in a location with direct access to major transportation routes.
