Lee & Associates has arranged a new lease for a truck terminal in Blue Island, Illinois, securing a tenant for a sizable industrial facility tailored to freight operations. The transaction covers 40,116 square feet at 3301 Wireton Road, Units 101 and 105, adding fresh leasing activity to the southern portion of the Chicago industrial market.
The tenant, Beverly Freight, Inc., is a licensed freight carrier that will occupy the truck terminal space. Sean Austin, principal with Lee & Associates of Illinois, represented Beverly Freight in the lease negotiations, providing tenant advisory services throughout the transaction. On the ownership side, Wireton 3301, LLC was represented by Colin Green of CBRE.
The truck terminal is set on a site of more than 14 acres, giving the tenant a substantial footprint for vehicle circulation, parking, and outdoor operational needs. The building and yard configuration are designed to support freight and logistics uses, with infrastructure intended to facilitate efficient truck movements and loading operations.
Property features include 10 exterior dock positions and two drive-in doors, which support both dock-high and grade-level loading requirements. The site can accommodate up to 60 trailer stalls, offering significant on-site trailer storage capacity, and provides 138 car parking spaces to serve drivers, staff, and visitors. This combination of building and site characteristics positions the asset to handle a range of transportation and light industrial functions.
The location offers quick access to two major regional highways, I-57 and I-294, via full interchanges at both routes, enhancing connectivity for regional and long-haul freight distribution. The site is also close to nearby retail amenities, which can support employees working at the facility and drivers using the terminal as an operations base.
Heavy power is available at the property, expanding its potential use beyond traditional cross-dock operations. According to the brokerage teams, the power capacity and layout make the facility suitable for light manufacturing, light distribution, and truck and auto repair, in addition to core freight terminal functions. The property is approximately 35 minutes from O’Hare International Airport, adding another transportation node within reach for time-sensitive shipments and logistics coordination.
