Jonathan Rose Companies has expanded its affordable housing portfolio in Santa Cruz with the purchase of La Posada Apartments, a 150-unit mixed-income community at 609 Frederick St. The $85 million acquisition represents the firm's second property in Santa Cruz and the ninth investment for the Rose Affordable Housing Preservation Fund VI.

The transaction is structured around the long-term preservation of existing affordability at the property. As part of the acquisition, Jonathan Rose Companies is extending the property's Project Based Section 8 Housing Assistance Payment contract from its prior 2028 expiration out to 2048. The federally supported contract provides rental assistance for 122 of the 150 apartments at La Posada, helping to secure affordability for most of the community's households for an additional two decades.

Jonathan Rose Companies framed the acquisition as aligned with its broader mission of preserving affordable housing while supporting resident well-being. Brandon Kearse, president and CIO of Jonathan Rose Companies, noted that preserving affordability is not limited to rent levels, but also involves keeping communities as places where residents can live well, maintain stability, and access needed resources.

The seller in the transaction was the original development group, which has owned and operated La Posada Apartments since the property was completed in 1980. With this sale, the longstanding owners transferred control to Jonathan Rose Companies while the new owner put in place an extended federal subsidy framework for a majority of the units.

Newmark's Affordable Housing Advisors team arranged the sale of La Posada Apartments. The assignment was handled by Tyler Martin and Mason Campau, who oversaw the disposition on behalf of the sellers and connected the property with the Rose Affordable Housing Preservation Fund VI as the buyer. In conjunction with the sale, a loan supporting the acquisition was also arranged by Newmark.

On the operations side, Winn Residential has been retained as the new property manager for La Posada Apartments following the acquisition. With the management transition and the extension of the Section 8 contract, the property enters its next phase under institutional ownership, with a dedicated preservation fund and an experienced affordable housing manager now in place.

The La Posada purchase underscores Jonathan Rose Companies' continued deployment of capital into existing affordable housing communities, using fund capital and federal subsidy extensions to lock in long-term affordability in Santa Cruz while maintaining the property as a mixed-income rental asset.
