Lee & Associates has arranged two industrial leases in the western suburbs of Chicago, with new commitments totaling 131,417 square feet of space. The transactions involve separate institutional owners and tenants focused on health, wellness, and recycling services, underscoring ongoing user demand for functional industrial product in the area.
In the first transaction, Sean Austin, Principal with Lee & Associates of Illinois, represented Nuvomed, Inc. The company, which develops and sells affordable health and wellness products, signed a new lease for 54,087 square feet at 200 Fencl Lane in Hillside, Illinois. On the ownership side, Clear Height Properties, described as an institutional owner, was represented by Colliers professionals Tom Rodeno and Patrick Turner.
The Nuvomed lease adds health-focused distribution and operational activity to the Hillside property. While specific lease terms such as duration and rental rates were not disclosed, the commitment reflects continued industrial tenant interest in suburban locations that can support regional distribution and product storage needs.
In a separate deal, Austin also represented Recyclops, Inc., a recycling and sustainability company that provides curbside recycling pickup services. Recyclops agreed to a new lease for 77,330 square feet at 7750 Industrial Drive in Forest Park, Illinois. Similar to the Hillside transaction, the building is institutionally owned; ML Realty Partners is identified as the owner.
For the Forest Park property, landlord representation again came from Colliers, with Rodeno and Turner handling the assignment on behalf of ML Realty Partners. The addition of a recycling and sustainability-focused tenant aligns the asset with occupiers providing environmental services, adding further diversity to the industrial tenant base in the western Chicago suburbs.
Taken together, the two leases bring a combined 131,417 square feet of new occupancy to institutional industrial properties in Hillside and Forest Park. The transactions also highlight the role of brokerage teams in pairing specialized users, such as consumer health brands and recycling providers, with suburban industrial facilities suited to their operational requirements.
Both deals reinforce that established industrial corridors around Chicago continue to attract tenants with differing operational profiles, from product distribution to environmental services. With Lee & Associates providing tenant representation and Colliers representing institutional landlords, the activity demonstrates continued engagement from both occupiers and owners in the regional industrial leasing market, even though detailed financial terms were not released.
