Utah-based coworking operator Kiln has committed to a new location at Harvest, a mixed-use development in Woodinville, where it will open a 22,045-square-foot space in 2027. The lease places Kiln within The Yard, Harvest’s nearly 100,000-square-foot retail-focused component, at 14482 147th Place NE.
The agreement extends Kiln’s expansion in the region, following previously announced leases in Seattle’s Fremont neighborhood and in Bellevue. According to prior reports, the Fremont site is projected to open in October 2027, with the Bellevue location expected to follow in May 2027. The Woodinville opening adds another planned launch to that timeline, positioning the company within a growing cluster of Pacific Northwest coworking locations.
Harvest spans approximately 19.5 acres and is planned as a mixed-use community that combines residential and hospitality offerings with retail. The project includes apartments, townhomes and a hotel, with The Yard serving as the destination’s primary retail and services node. Within this context, Kiln’s space will be integrated into a tenant mix that already features more than 30 businesses.
Existing tenants in The Yard include wineries, distilleries, restaurants, retailers and various service providers, creating a concentration of food, beverage and lifestyle offerings. The Puget Sound Business Journal reported that Kiln’s lease is the largest completed deal to date within The Yard, further strengthening the property’s coworking and office-oriented presence amid its broader retail and entertainment lineup.
Harvest is a $700 million development that broke ground in 2022. As the project continues to build out, the addition of Kiln’s coworking facility materially increases the leased footprint within The Yard. With this transaction, the retail complex has reached 90% occupancy, indicating that most of its commercial space has now been spoken for by tenants.
Leasing at the property is being overseen by CBRE, with Jennifer Seversen leading efforts to secure tenants for The Yard and the wider development. The new Kiln location, which is scheduled to open in 2027, adds a flexible workspace component alongside residential units, hospitality uses and a broad range of consumer-facing operators already committed to the project.
The Harvest development’s combination of housing, hotel uses, retail and coworking continues to shape an integrated mixed-use environment in Woodinville. As additional phases and openings unfold, the project is expected to be anchored by a blend of daily-use services, experiential retail and workplace solutions, with Kiln’s 22,045-square-foot lease representing a notable contributor to that program.
