Keelbase Capital Acquires The Baxter Apartments in Bellevue

Keelbase’s ability to recapitalize an existing asset alongside private investors shows how debt repricing is opening entry points for equity-rich buyers in strong job nodes.

Keelbase Capital has acquired The Baxter, an 80-unit apartment community in downtown Bellevue, as the Seattle-based real estate investment firm continues to pursue multifamily opportunities shaped by current capital market conditions.

The firm described the purchase as aligned with its strategy of investing in fundamentally strong, well-located assets where recent capital market dislocations have opened more favorable entry points. Keelbase Capital indicated that the acquisition fits within a broader push to identify properties that benefit from solid demand drivers but have been affected by the shift in interest-rate and valuation environments.

The Baxter is a five-story apartment property located at 11115 NE 2nd St. in Bellevue. Originally built in 1997, the community underwent a renovation in 2023, positioning it as a more modern offering within its competitive set. The asset sits within walking distance of the East Link light rail and major employers in downtown Bellevue, tying the property closely to regional transit and employment nodes.

Equity for the acquisition was provided by a group of prominent private investors and family offices that invested alongside Keelbase Capital. The structure underscores the role of private capital in middle-market multifamily transactions, particularly in gateway and high-growth job markets where institutional competitors remain active but may be more selective.

Keelbase Capital noted that it is also under contract on several larger multifamily acquisitions in partnership with institutional investment partners. These pending deals indicate that the firm is deploying its investment strategy across multiple scales of multifamily assets, from smaller urban infill communities to more sizable institutional-quality properties.

In discussing the transaction, Cooper Engst, principal and co-founder at Keelbase Capital, framed the acquisition within the context of shifting capital markets. He observed that the prior capital structure on The Baxter had been arranged in a materially different interest-rate and valuation environment, and that current conditions allowed Keelbase to secure a more attractive entry point than would have been available several years earlier.

The Baxter’s proximity to East Link light rail and downtown Bellevue’s major employers reinforces its positioning as a transit- and employment-adjacent community within a dense urban core. For Keelbase Capital and its investor base, the combination of recent renovation, established location, and evolving pricing dynamics appears to have created a window to acquire a stabilized, well-located multifamily asset within one of the region’s most active employment hubs.

Although detailed financial metrics for the transaction were not provided in the announcement, the firm’s commentary emphasizes how recalibrated capital structures and market repricing are shaping acquisition opportunities for multifamily investors focused on durable demand drivers and urban, transit-accessible locations.
