KDC and Pillar Commercial have entered into a partnership to deliver One Bethany North, a new Class A office project planned within the Watters Creek Office Park in Allen, Texas. The development will add another phase to the 17-acre, multi-phase corporate office park, which currently includes two existing Class A office buildings and is positioned as a corporate campus environment.
The planned One Bethany North tower is designed as a nine-story office building that will provide approximately 225,000 square feet of office and common area space. The project is intended to expand the office park’s capacity for corporate tenants while maintaining a high-end, amenity-focused setting consistent with the existing buildings in Watters Creek Office Park.
Plans for the site call for a robust package of outdoor amenities. The development will include an outdoor courtyard programmed with pickleball courts and putting greens, along with ample seating areas. These elements are designed to activate the outdoor environment and support employee engagement and wellness, while also encouraging pedestrian connectivity across the office park.
In addition to the office space and outdoor features, the project includes a food and beverage component. A 3,500 square-foot restaurant is planned as part of the development, expanding on-site dining options for office tenants and visitors. This amenity is expected to complement the office park’s proximity to the broader Watters Creek mixed-use district.
One Bethany North will also offer interior amenities aimed at supporting modern workplace needs. The building is planned to feature a tenant lounge that can serve as an informal collaboration and gathering space, as well as dedicated conference facilities to accommodate meetings and events. An upscale fitness center is also part of the program, providing on-site wellness options for building occupants.
The project site for One Bethany North is located directly across the street from the Delta by Marriott Convention Center Hotel. This positioning places the office tower near hotel and convention facilities, which may benefit corporate users that rely on frequent meetings, events or visiting guests.
Pillar Commercial will lead the marketing and leasing efforts for the new office development within Watters Creek Office Park. The partnership between KDC and Pillar Commercial is focused on bringing additional Class A office inventory to the Allen market within an established corporate campus setting.
