Charles Schwab Corp. is moving forward with a major renovation of a large office space in north Scottsdale as the company prepares for a significant expansion of its Arizona footprint. The project centers on an approximately 84,000-square-foot office area that the financial services firm plans to upgrade extensively as part of its growth strategy in the state.
According to reporting from the Dallas Business Journal, Charles Schwab has filed for a construction permit covering $11.7 million in tenant improvements at the Two Scottsdale Landing office complex. The property is located at 8701 E. Hartford Drive, near the intersection of Pima Road and Bell Road in north Scottsdale. The planned work represents a substantial capital commitment toward modernizing and customizing the space for Schwab’s operational needs.
The office complex at Two Scottsdale Landing is classified as a Class B property, positioning it within the competitive spectrum of Scottsdale’s office inventory. By investing in a large-scale renovation within this complex, Schwab is aligning a sizable block of space with its long-term business plans in Arizona. The tenant improvement project suggests that the company intends to create a workplace environment tailored to its corporate standards and client-facing functions.
Two Scottsdale Landing benefits from its proximity to Mack Innovation Park, a 124-acre development that is emerging as a hub for automotive and technology-oriented uses. Within Mack Innovation Park, Toy Barn is advancing plans for what is described as its largest luxury car storage facility. In the same area, electric vehicle manufacturer Rivian is opening its first service and repair facility in Scottsdale, adding another automotive and technology-focused user to the immediate surroundings.
The revitalization of Schwab’s office space is also occurring near the future site of Axon Enterprise Inc.’s planned headquarters project. Axon, known for its Taser devices and related public safety technologies, is pursuing a large-scale corporate campus in the vicinity. The convergence of these projects underscores the concentration of investment and corporate activity taking shape around Mack Innovation Park and the neighboring office properties.
Dallas-based Charles Schwab is one of the largest financial institutions in the United States, with more than $13 trillion in assets under management. Its decision to allocate $11.7 million toward tenant improvements in north Scottsdale highlights the strategic importance of the market within the firm’s broader national network. While detailed timelines and design specifics for the renovation have not been disclosed, the permit filing indicates that Schwab is actively moving ahead with upgrading its presence at Two Scottsdale Landing.
The interplay between Schwab’s office renovation, automotive-focused developments at Mack Innovation Park, and Axon’s future headquarters points to ongoing corporate expansion in the north Scottsdale area. As these projects progress, the surrounding office and industrial landscape is likely to reflect a growing cluster of financial services, technology, and automotive-related users anchored by significant long-term space commitments.
