Urban Edge Properties has secured a new lease with Juici Patties at Gateway Center in Everett, MA, bringing the power center to full occupancy. The New York-based Caribbean restaurant brand will occupy a 2,450-square-foot space at the property, marking its first location in Massachusetts and its entry into the Boston-area retail market.

Juici Patties is described as a fast-growing restaurant concept focused on Caribbean flavors. The new Everett location will feature the brand’s signature Jamaican patties with beef, chicken, or spinach fillings, complemented by plantain and potato fries. Caribbean-inspired flavors will also extend across the drink and side offerings, adding a new dining option to Gateway Center’s tenant lineup.

Urban Edge framed the lease as part of a broader effort to refine and enhance the property’s merchandising strategy. By introducing a new restaurant concept to the center, the landlord is positioning the asset with a more diverse food offering while completing its remaining vacancy. With the Juici Patties deal in place, the property is now 100% leased, according to the company.

Ronnie Bertrand, director of leasing for Urban Edge, represented the ownership in the lease negotiations. He noted that the addition of Juici Patties both elevates the dining experience at the center and supports the brand’s expansion into a new state and metropolitan area. On the tenant side, Juici Patties was represented by Michael Nolan of CBRE, reflecting brokerage involvement on both landlord and tenant sides of the transaction.

Gateway Center is a multi-tenant retail property anchored by national brands. Existing tenants at the center include Home Depot, Mattress Firm, Target, and Costco, positioning the asset as a regional shopping destination that combines big-box retailers with smaller-format tenants such as Juici Patties. The new restaurant offering is expected to complement the center’s established traffic drivers by adding a quick-service food option to the mix.

The lease illustrates how dining and specialty food concepts continue to play a role in rounding out tenant rosters at established retail centers. While specific lease economics and term were not disclosed, the transaction highlights ongoing demand for well-located space in a fully built-out, big-box anchored environment in the Everett and greater Boston trade area.
