CoreWeave’s rapid HQ expansion at a single, amenitized campus reinforces investor focus on well-capitalized suburban office assets that can support growth tenants. Stable ownership and built-in expansion rights appear to be key differentiators in landlord competitiveness.

CoreWeave has expanded its corporate headquarters at The Eisenhower in Livingston, NJ, signing a new long-term lease for an additional 31,000 square feet of office space at 290 W. Mount Pleasant Ave. The transaction follows the artificial intelligence company’s initial 31,000-square-foot lease at the property less than a year ago, effectively doubling its footprint at the suburban office complex.

The headquarters expansion underscores CoreWeave’s continued growth in the artificial intelligence sector and its commitment to maintaining its corporate base at The Eisenhower. The property is owned by Eastman Companies, which has positioned the campus to appeal to tenants seeking modern space, on-site features and expansion capability within the Livingston market.

Leasing negotiations for the expansion were led on the landlord side by a CBRE team that included Jon Meisel, Erin Wenzler and Dan Casey, working alongside Eric Maurer of Eastman Companies. Together, they represented the ownership in structuring and finalizing the new long-term lease agreement with CoreWeave.

On the tenant side, CoreWeave was represented by a Newmark team composed of Jamie Ragucci, Kevin Murphy and Aaron Sommer. Their role focused on securing space that could accommodate the company’s rapid growth trajectory while meeting its technical, workplace and branding requirements within a single location.

According to Wenzler, there were no other competitive buildings in the Livingston submarket that could fully satisfy CoreWeave’s requirements. Those needs included an extensive amenity package, more than 10 conference rooms and an auditorium, a back-up generator, proximity to walkable retail, building signage opportunities and room for future expansion. The availability of all of these elements in one property differentiated The Eisenhower from other options in the area.

In addition to the physical and operational attributes of the property, CoreWeave was also attracted to what Wenzler described as The Eisenhower’s steady and stable ownership. That ownership profile, combined with the amenity-rich environment and expansion potential, helped support CoreWeave’s decision to double its headquarters presence at the Livingston campus.
