JLL’s Hotels & Hospitality Group has arranged the sale of the Home2 Suites Boston South Bay, an extended-stay hotel located at 15 Jan Karski Way in Boston. The property, which was sold on behalf of Hersha Hotels & Resorts, totals 76,398 square feet and comprises 130 suites. The buyer and the sale price were not disclosed.
The JLL team was led by senior managing director Alan Suzuki and managing director Matthew Enright, with associate Alexa Amorosino also participating in the assignment. The group represented Hersha Hotels & Resorts in the transaction, marketing the asset to prospective investors and coordinating the disposition process. While the identity of the purchaser remains confidential, the deal marks a change in ownership for a relatively new hospitality asset in the city.
Completed in 2020, the five-story Home2 Suites Boston South Bay is positioned as an extended-stay offering catering to guests seeking longer-duration accommodations. As a recently delivered property, it reflects contemporary hospitality standards for the Home2 Suites flag and adds to the institutional-quality inventory in Boston’s lodging market.
The hotel is adjacent to the South Bay shopping center, described as one of the area’s premier retail destinations, providing guests with access to a range of nearby shopping and dining options. This immediate adjacency to a major retail hub is a core part of the property’s location advantages and likely contributes to both transient and extended-stay demand.
Accessibility is another key attribute of the asset. The property is located near Interstate 93, offering convenient vehicular access throughout Greater Boston. In addition, the hotel is within walking distance of both the Andrew and Newmarket stations on the Massachusetts Bay Transportation Authority network, giving guests transit connectivity to employment, medical, academic, and cultural nodes across the region.
In commenting on the transaction, Suzuki noted that JLL was pleased to execute the sale on behalf of Hersha Hotels & Resorts. He highlighted the hotel’s position at the confluence of Boston’s leading academic, medical, and corporate ecosystems, suggesting that this location enables the property to benefit from expanding demand tied to surrounding submarket developments. This context underscores the strategic nature of the asset within the broader Boston hospitality landscape.
Although financial terms were not disclosed, the sale of a 2020-vintage, extended-stay hotel in a well-connected Boston location illustrates continued institutional engagement in the city’s hospitality sector. The combination of proximity to a major shopping center, access to regional transportation corridors, and connectivity to MBTA stations positions the Home2 Suites Boston South Bay as a lodging asset with exposure to multiple demand drivers under new ownership.
