Leasing demand from tech, healthcare, education and advisory tenants at a single Midtown South tower highlights the value of diversified tenant rosters for office owners. Multi-broker participation also underscores how competitive agency and tenant-rep efforts are in capturing active requirements.

JLL has arranged a total of 165,361 square feet of office leasing at 2 Park Avenue, a 1.2-million-square-foot Midtown South office tower owned by Hadson Realty, the real estate arm of fashion company Haddad Brands. The ownership was represented by a JLL team of Mitch Konsker, Cynthia Wasserberger, Kristen Morgan and Michael Pallas, working alongside Haddad Brands director Franco Rauseo.

The largest of the new commitments comes from Via Transportation, Inc., a rapidly expanding transit technology company. Via signed a lease for 55,066 square feet at the property. Savills brokers Erik Schmall and Allyson Bowen represented Via in the transaction, while ownership was represented by the JLL agency team.

In a separate deal, Cadent, an AI-powered predictive advertising company, leased the entire ninth floor, totaling 50,017 square feet. The tenant was represented by Newmark brokers Aaron Ellison and Adam Spector. This full-floor lease adds a technology and advertising-focused tenant to the building’s roster, further diversifying the office tower’s user base.

Healthcare-related demand also featured in the leasing activity. Charlie Health, a provider of virtual high-acuity behavioral healthcare, committed to the 21st floor, taking 28,424 square feet. JLL’s Alex Chudnoff and Ian Lipman represented Charlie Health in the lease negotiations, adding another professional services and healthcare-oriented user to the tower.

The City University of New York (CUNY) expanded the property’s tenant mix on the institutional side by leasing 21,621 square feet for a business operations office. CUNY was represented by Cushman & Wakefield brokers Rob Lowe, Mark Weiss, Jared Thal and Michael Norris, while the JLL team continued to act on behalf of the landlord.

Rounding out the series of leases, global economic advisory firm Oxford Economics took 10,233 square feet at 2 Park Avenue. Oxford Economics was represented by Savills broker Peter Cipriano in the transaction. With this lease, the building adds another professional services tenant with an international advisory footprint.

Taken together, the new leases reflect broad-based demand from technology, advertising, healthcare, education and professional services users. JLL’s role on behalf of ownership, paired with multiple tenant-representation teams from Savills, Newmark and Cushman & Wakefield, underscores the level of brokerage engagement required to complete a multi-tenant leasing campaign of this size within a single Midtown South office asset.
