The campus is zoned I-1, which allows a mix of office and industrial uses. That zoning framework gives Industrial Commercial Properties flexibility to adapt the buildings and surrounding land for a range of potential business users. The company indicated that it continues to identify opportunities where existing real estate can be repositioned to accommodate new companies and new uses.

Industrial Commercial Properties noted that it has been investing in Michigan for years and that surpassing five million square feet of holdings in the state underscores its intention to keep expanding there. The acquisition of 1 Financial Parkway is positioned as part of that broader growth and repositioning strategy, with the Kalamazoo campus providing another asset that can be tailored to evolving demand.
