Fidelity’s headquarters move and full-time return-to-office stance reinforce institutional demand for modern, large-scale office product in Boston’s Seaport, supporting values for high-quality assets even as older stock faces pressure elsewhere.

Fidelity Investments plans to relocate its official corporate headquarters to Commonwealth Pier in South Boston as the firm prepares for a full return-to-office schedule for its workforce. A company spokesperson told the Boston Business Journal that Fidelity expects to file regulatory paperwork to formally designate the Seaport neighborhood property as its new headquarters address, although the spokesperson did not provide a specific timeline for that filing.

The move centers on a large-scale repositioning of the historic Seaport World Trade Center complex at Commonwealth Pier. Pembroke Real Estate, Fidelity’s real estate arm, led the broader effort to transform and revitalize both the pier and the existing building, with Fidelity directly overseeing the design of the new office environment. The redevelopment will deliver approximately 735,000 square feet of office space tailored to Fidelity’s current and future workplace requirements.

Plans for the project were initially released in early 2019, signaling a long-term commitment to the Seaport district as a key employment hub. The new headquarters will serve as a core location within Fidelity’s broader Boston footprint, which has been a major operating center for the company for years.

Even as it shifts its official headquarters designation, Fidelity reportedly intends to retain its nearby office building at 245 Summer Street, which has served as the firm’s headquarters since 2012. Maintaining that building alongside the new Commonwealth Pier space underscores the scale of Fidelity’s presence in the city and its need for multiple office locations to support operations.

The company also continues to expand its employment base. Fidelity, which reports approximately $7.8 trillion in assets under management, has outlined plans to increase hiring in Boston as well as in other markets. Earlier this year, the firm indicated that nearly all of its Boston-based employees, along with staff in three additional states, would transition back to working in the office five days per week starting in September.

The headquarters shift to Commonwealth Pier, combined with Fidelity’s full-time in-office policy and ongoing hiring plans, positions the redeveloped Seaport property as a central node in the firm’s long-term strategy. The decision reinforces the importance of modern, large-format office environments in attracting employees back on-site and supporting the operational needs of a major financial services institution.
