**Hines, Sumitomo Forestry, and Chuo-Nittochi Launch Multifamily Development in Washington D.C. Suburb**
Hines, in partnership with Sumitomo Forestry Co., Ltd. and Chuo-Nittochi Co., Ltd., has established a joint venture to develop a new multifamily residential project in Dumfries, Virginia — a growing suburb in the Washington, D.C. metro area.
The development team has successfully closed on the land acquisition and secured construction financing from Sumitomo Mitsui Trust Bank. Construction is slated to begin later this month, with project completion expected in 2027.
Located within Potomac Shores, a 2,000-acre master-planned community along two miles of Potomac River shoreline, the upcoming five-story, wood-frame development will include 365 market-rate apartment units. The project will offer a diverse mix of studio, one-bedroom, two-bedroom, and three-bedroom units designed to cater to a variety of residents.
Situated just one block away from a future Virginia Railway Express commuter station — expected to open in late 2026 — the community will provide convenient rail access to Washington, D.C., and major employment centers including Quantico and Amazon’s HQ2 in Arlington.
This project represents a strategic expansion for all three joint venture partners as they continue to invest in high-quality housing solutions in transit-oriented, high-growth locations.
