Highland Ventures is moving forward with a renovation program at 525 North Tryon, an office tower that recently traded at a steep discount to its appraised value. According to reporting cited from the Charlotte Business Journal, the company acquired the property for $24 million, a fraction of a prior appraisal that was roughly four times higher. The purchase price and follow-on investment underscore the shift in pricing for some multi-tenant office assets and the willingness of investors to put additional capital into repositioning.

The property at 525 North Tryon is a 19-story office tower totaling approximately 409,000 square feet. Completed in 1998, the building reflects late-1990s design standards and is now being updated to better align with contemporary tenant expectations. Insite Properties, identified as the building’s property manager, has been tasked with overseeing the planned scope of work on behalf of Highland Ventures.

The renovation budget is reported at about $5 million and targets both building common areas and tenant-facing amenities. Planned upgrades include a modernized lobby designed to enhance first impressions for tenants and visitors. The project also calls for the relocation of the existing fitness center, creating space within the building’s ground floor for new retail uses aimed at adding service and activation for office users.

Plans indicate that the reconfigured ground floor could accommodate up to 8,000 square feet of new retail space, subject to tenant demand and final layout. Within the upper floors, Highland Ventures is programming a mix of speculative office suites and shared amenities to support leasing efforts. The 11th floor is expected to feature about 6,000 square feet of spec office suites alongside approximately 3,800 square feet of amenity space.

The amenity floor is designed to include a 40-person training room, a kitchen, a tenant lounge and conference room facilities. An outdoor terrace is also part of the program, adding accessible outdoor space that can be used for informal meetings or tenant gatherings. Together, these elements are aimed at improving the overall tenant experience and helping the building compete more effectively for occupants.

At present, 525 North Tryon is reported to be about 45% occupied, leaving a significant portion of its 409,000 square feet available for lease. The combination of a discounted acquisition price and a targeted capital improvement plan positions Highland Ventures and Insite Properties to pursue new leasing activity while upgrading the asset’s profile in the marketplace.
