A long-term lease by an entertainment-aligned tenant at a historic studio campus signals ongoing tenant preference for well-located creative office despite broader office headwinds.

Hasbro has committed to a long-term office lease totaling 31,435 square feet at Formosa West, part of The Lot at Formosa entertainment campus in West Hollywood. The games, intellectual property and toy company will relocate its LA-based teams to the property, taking the entire third floor and a portion of the fourth floor in the Formosa West office building.

The company is planning to move into the space in the first quarter of 2027, providing a long runway for design, build-out and relocation. The new lease consolidates Hasbro’s Los Angeles teams within a single location on the historic production campus, positioning staff closer to entertainment and content partners active at The Lot at Formosa.

Kim Boyd, president of global licensing and entertainment at Hasbro, said the relocation represents a new phase for the firm, bringing teams into the heart of West Hollywood and closer to daily collaborators. Boyd noted that the company views the move as an investment in a dynamic workplace for its LA-based teams involved in film, television, digital content, gaming, toys, licensing and Hasbro’s growing AI studio.

On the ownership side, leasing negotiations for the Formosa West space were handled by a team representing the landlord. Nicole Mihalka of CBRE, Hayley Blockley of JLL and Blake Eckert with CIM Group represented ownership in the transaction, according to the parties involved in the deal.

The Lot at Formosa has a long history as an entertainment production hub. Originally constructed in 1918, the campus today spans 11 acres along Santa Monica Boulevard and is dedicated to production and support uses. The property includes seven sound stages, historic production office buildings, three modern office buildings and two large-format parking structures, offering a blend of legacy and contemporary facilities for media users.

CIM Group acquired The Lot at Formosa in 2007 and has maintained it as a production-oriented campus. The addition of Hasbro’s LA-based teams to Formosa West extends the site’s roster of creative and entertainment-related users while reinforcing the property’s role as an office and production destination within West Hollywood.
