Greystar and PGIM, the global asset management business of Prudential Financial, have reached a milestone at their Lowcountry Logistics Center project in the greater Charleston industrial market. The partners have completed Lowcountry Logistics Center Building I and moved directly into the next phase of development with the start of construction on Buildings II and III. The first building is a rear-loading industrial facility at 7651 Southrail Road, designed to address regional demand for modern distribution and warehouse space.
Building I totals 145,463 square feet and is configured with a 32-foot clear height, giving users flexibility for racking and high-cube storage. The rear-load design is supported by 34 dock-high doors and two drive-in doors, providing multiple options for loading, cross-docking, and vehicle access. The property is positioned to serve a range of industrial occupiers needing contemporary logistics specifications in the Charleston area.
Leasing for Building I is being led by Bridge Commercial, with a team that includes Peter Fennelly, Simons Johnson, and Will Crowell. The brokerage team is marketing the facility to a variety of industrial users and highlighting the building’s functional layout and truck access. Space can be divided to accommodate multiple tenants, in line with the project’s broader strategy of serving both larger and mid-size occupiers.
Construction is now underway on Lowcountry Logistics Buildings II and III at 8276 and 8250 Patriot Boulevard in North Charleston. These two additional rear-load buildings will add more than 180,000 square feet of industrial space to the project once complete. The facilities are planned to support distribution, warehousing, and manufacturing operations, with suites divisible to approximately 16,000 square feet, allowing the development to capture a mix of user sizes and business types.
Bridge Commercial is also overseeing leasing for Buildings II and III. The team of Hagood S. Morrison, John Beam, Brooks Courtney, and Graham Weisel will lead marketing efforts for these phases, working to secure a tenant mix aligned with the buildings’ flexible design. With multiple buildings at various stages of completion, the Lowcountry Logistics Center is positioned as a multi-building industrial option for users seeking modern space in the North Charleston area.
Together, the completion of Building I and the launch of construction for Buildings II and III underscore continued industrial development activity in the Charleston region. The project’s design characteristics, including rear-load configurations, multiple dock positions, and flexible suite sizes, are intended to align with current requirements from logistics, e-commerce, and manufacturing users seeking contemporary facilities in established distribution corridors.
