**Gilbert Greenlights $1 Billion Mixed-Use Development, “The Ranch”**
The City of Gilbert has approved all entitlements for The Ranch, a transformative $1 billion mixed-use development designed to reshape the local landscape.
Spearheaded by development partners IndiCap, Colmena Group, and Langley Properties, The Ranch will span 295 acres along Power Road between Warner and Elliot Road, within the Morrison Ranch neighborhood. The project is set to become a major economic and community hub, consisting of industrial, residential, and commercial components.
Once fully developed, The Ranch will feature:
– 3 million square feet of light industrial space across 221 acres, offering flexible logistics and warehouse facilities.
– 34 acres of retail space, including full-service restaurants, quick-service restaurants with drive-thrus, grocery stores, automotive services, and essential neighborhood amenities.
– 729 multi-family residential units distributed across three distinctive communities.
Phase 1 of the project is scheduled to break ground in the fourth quarter of this year. It will include the development of Harvest Village and Corner Springs—two lifestyle retail centers that will offer a mix of shopping, dining, and office space.
This ambitious project marks a significant milestone in Gilbert’s growth and development efforts, reflecting increasing demand for integrated live-work-play environments across the region.
