**City of Gilbert Approves $1 Billion Mixed-Use Development, “The Ranch”**

The City of Gilbert has officially approved all entitlements for The Ranch, a transformative $1 billion mixed-use development poised to reshape the Morrison Ranch neighborhood.

Spearheaded by development partners IndiCap, Colmena Group, and Langley Properties, The Ranch will span 295 acres along Power Road, between Warner and Elliot roads. This highly anticipated project will blend industrial, residential, and commercial uses across one of the largest contiguous development sites in the region.

Upon full buildout, The Ranch will feature:

– 3 million square feet of light industrial space across 221 acres, offering versatile logistics and warehouse solutions.
– 34 acres dedicated to retail, including full-service restaurants, drive-thru quick-service restaurants, grocery stores, automotive services, and neighborhood amenities.
– 729 multifamily residential units across three thoughtfully designed communities.

Phase 1 of construction is slated to begin in the fourth quarter of this year. It will include the launch of Harvest Village and Corner Springs—signature lifestyle retail centers featuring a mix of retail, dining, and office spaces.

The Ranch aims to create a vibrant live-work-play environment that caters to the growing needs of the Gilbert community, while also serving as a regional hub for commerce and connectivity.
