New and renewal commitments from brand-name office and retail tenants reinforce flight-to-quality dynamics in downtown San Diego, supporting income durability at DiamondView Tower.

CBRE and DivcoWest have finalized three notable lease transactions at DiamondView Tower, an office and mixed-use building next to Petco Park in Downtown San Diego’s Ballpark District. The recent activity, totaling more than 40,000 square feet, reflects continued demand from both office users and retailers for space at the property.

Architecture and design firm Gensler has committed to a new long-term office lease at the tower. The firm will occupy 19,396 square feet and is expected to move into its space in the second quarter of 2027. The lease underscores the property’s appeal to professional services tenants seeking a modern environment in a central, amenity-rich location.

Crowdfunding platform GoFundMe has opted to remain in the building, renewing and extending its lease for 17,778 square feet. While the specific term was not disclosed, the extension secures GoFundMe’s presence at DiamondView Tower for multiple years, supporting continuity for its operations in the Ballpark District.

On the retail side, Lucca Italian Sandwich Shop has opened its second San Diego location at the property. The homegrown concept has taken 3,951 square feet of ground-floor retail space along J Street, adding a new food-and-beverage option for building occupants and visitors to the surrounding area.

CBRE’s Tyler Jemmett, Chuck Reiter and Anna Barnes facilitated the three lease transactions on behalf of DivcoWest. Their work on the office and retail deals helped bring a mix of professional services, technology and food-and-beverage users to the property.

According to Jared Crowley, Managing Director–Investments at DivcoWest, the new activity illustrates the features tenants are prioritizing. He cited a streamlined leasing process, an amenity package that supports employee retention, prominent views and a Ballpark District address that resonates with clients as key themes influencing decisions to locate at DiamondView Tower.

Crowley noted that this combination of attributes helped the property lead downtown San Diego in leasing volume last year. Based on current momentum and the latest commitments from Gensler, GoFundMe and Lucca Italian Sandwich Shop, he indicated that DivcoWest expects ongoing interest from office and retail users seeking space in and around Petco Park.
