Active interest from bridge lenders and debt funds in a large construction take-out loan suggests ongoing liquidity for stabilized, Class A Sun Belt multifamily. Owners with recently delivered projects may find similar receptivity if they bring institutional sponsorship and location quality.

Embrey has closed on $76.2 million in construction take-out financing for Citron at The Packing District, a newly delivered Class A multifamily community in Orlando, Florida. The loan recapitalizes the 354-unit property, which serves as a residential component within the broader Packing District redevelopment.

The financing was arranged by Newmark, which tapped multiple parts of the debt capital stack to complete the assignment. According to Newmark, the team engaged the bridge-lending market, debt funds, balance-sheet lenders, and CLO-driven capital sources in order to assemble a competitive set of options and secure the construction take-out loan for Embrey.

Newmark professionals Matthew Williams and Rob Wright led the effort to secure the financing on behalf of Embrey. They were supported by colleagues Kyle Schlitt, James Maynard and David Williams, reflecting a coordinated capital markets execution across Newmark’s platform. Specific loan terms were not disclosed.

Citron at The Packing District was delivered in 2025 and consists of a five-story residential building paired with an adjoining six-story structured parking garage. The Class A community offers a mix of lifestyle amenities aimed at modern renters, including a media room and a pool with an adjacent aqua lounge and poolside cabanas. Residents also have access to a WiFi lounge that incorporates a conference room and dedicated micro-offices to support work-from-home and remote work needs.

The property is located within The Packing District, a $700 million, 202-acre mixed-use redevelopment in Orlando. From this location, residents benefit from proximity to established and emerging retail, dining, and employment nodes. Nearby offerings include a Publix Super Market and the Great Southern Box Company food hall, along with easy access to the College Park and Edgewater Drive neighborhoods.

As part of The Packing District’s broader plan, Citron at The Packing District adds high-end rental housing to an area undergoing significant investment. The combination of new infrastructure, retail, food and beverage, and surrounding neighborhood amenities positions the community to draw demand from renters seeking Class A product within a large-scale, mixed-use setting.
