A sizable, amenity-rich entertainment and office project by an active Texas developer underscores ongoing investor appetite for experiential mixed-use formats in secondary markets.

Cooley Capital plans to open The Junction, a new entertainment-focused destination in Georgetown, in November. The 60,000-square-foot facility is designed as a multiuse venue that will combine event, entertainment and dining functions under one roof. The concept centers on providing a social environment that can support both casual visits and organized gatherings, with amenities that range from sports offerings to live performance space.

The Junction’s entertainment program will include three pickleball courts and a live music stage, positioning the venue to capture demand for both recreational play and performance-driven events. Private cabanas, covered decks and patios are planned to give visitors a mix of indoor and outdoor environments, while multiple full-service bars will be distributed throughout the property to serve different zones and user groups.

Dining is a core component of the project, with several food vendors confirmed for the grand dining hall. Community Impact reports that Georgetown-based Sweet Lemon Kitchen and Dough-Go Pizza will both open locations at The Junction, alongside King’s Chicken Wings and Taconmaye. Additional concepts will include JABS Smashburger and Shawarma Point, broadening the mix of cuisine types available on site and reinforcing the project’s food hall-style layout with multiple individual vendors.

The beverage program at The Junction will feature The Mockingbird, described as a craft cocktail bar, and The Nest, a speakeasy concept. These bars are intended to complement the food offerings and entertainment uses, helping extend activity at the venue throughout the day and into the evening. Together, the curated restaurants and bars are expected to give the project a diversified hospitality profile rather than relying on a single anchor operator.

Beyond entertainment and dining, the project includes an additional 30,000 square feet of flexible office space spread across three separate buildings. This office component introduces a daytime use to the site and creates opportunities for a range of tenants that may seek proximity to the amenities at The Junction. The flexible design suggests the buildings could accommodate different space needs and business types, although specific tenants are not detailed.

Cooley Capital reports that it has completed more than 300 projects with an aggregate value of nearly $2 billion. The firm focuses on commercial and residential real estate development, construction and capital markets activities, with its work primarily concentrated in Texas markets such as Georgetown and the broader Austin area. The Junction adds to that track record as the company prepares to bring a new mixed-amenity entertainment and office destination online later this year.
