The acquisition adds scale for Continental in the Denver retail market while the dark but leased Amazon Grocery box introduces a meaningful asset-management lever for future value creation.

Continental Realty Corporation has expanded its presence in the Denver-area retail market with the acquisition of Quebec Village Shopping Center in Centennial, Colorado. The company purchased the open-air retail property for $31 million, adding a 125,000-square-foot asset to its regional holdings and further solidifying its strategic focus on necessity-based and service-oriented shopping centers.

Quebec Village Shopping Center is located at 8223 South Quebec Street in Centennial. The transaction marks Continental Realty Corporation’s second retail acquisition in the greater Denver area, following its purchase of Thornton Town Center earlier this year. Thornton Town Center is a 266,000-square-foot retail center, and together the two properties give the company a growing footprint across multiple Denver-area communities.

The seller in the Quebec Village transaction was Kensington Development Partners. CBRE’s Brad Lyons represented Kensington Development Partners in the sale, acting on behalf of the seller in marketing and negotiating the deal. The representation underscores ongoing brokerage activity for well-located suburban retail properties in established Denver-area submarkets.

Originally built in 1988, Quebec Village Shopping Center reflects a vintage consistent with many suburban retail properties that are now being repositioned or actively managed to match evolving tenant demand. The center includes a 43,000-square-foot space leased to Amazon Grocery. While that store is currently dark, the lease and the significant block of space provide Continental Realty Corporation with additional long-term flexibility as it evaluates merchandising strategies and potential adjustments to the property’s tenant mix.

The dark Amazon Grocery space gives the new owner options as the center evolves, whether through re-leasing, backfilling, or other long-term approaches aligned with the property’s role in the surrounding community. The balance of the center continues to offer Continental Realty Corporation scale in the Denver retail market, complementing its existing ownership at Thornton Town Center.

Beyond the Denver area, Continental Realty Corporation owns and manages a diversified national portfolio that includes more than 10 million square feet of retail space and more than 10,000 apartment homes across 16 states. The company’s holdings have an aggregate value of approximately $5 billion, reflecting a platform with both geographic diversity and a mix of retail and multifamily assets. The addition of Quebec Village Shopping Center fits within that broader portfolio strategy, adding another stabilized but adaptable retail property in a growing Rocky Mountain metro.

With this acquisition, Continental Realty Corporation deepens its engagement in the Denver-area retail sector and reinforces its position as an active participant in multi-tenant shopping center investment across multiple U.S. regions. The combination of an established location, meaningful scale at 125,000 square feet, and a large leased-but-dark space positions Quebec Village Shopping Center as a property where asset management decisions will play an important role in future performance.
