Construction is underway on a new 19-story condominium building at 51-02 Roosevelt Ave., bringing a rare high-rise addition to the Sunnyside neighborhood. The project marks the latest undertaking for Hiwin Group USA, which previously delivered a 16-story, 69-residence condominium at 300 W. 30th St. in Chelsea that sold out within nine months.

The Sunnyside development is scheduled for completion in 2029 and is being positioned as a prominent new residential presence at the neighborhood’s edge. Acre NY Realty is serving as the sales and marketing representative for the project and has emphasized the building’s potential to become a local landmark, citing its planned height, visibility, and proximity to transit options.

At full buildout, 51-02 Roosevelt Ave. will deliver 84 for-sale residential units. The planned mix calls for 70 one-bedroom residences and 14 two-bedroom residences, creating a predominantly smaller-unit offering that targets buyers seeking compact, condo-format housing in the area. The high-rise structure is described as a relatively uncommon product type for Sunnyside, where lower-scale housing dominates much of the existing stock.

Beyond the residential component, the development program calls for a mix of uses intended to activate the base of the building and integrate the project into the surrounding community. Plans include ground-floor retail space, commercial office space, and community-oriented medical space. Residents are expected to have access to dedicated recreation areas and outdoor terraces, and the project will also incorporate parking access as part of the overall program.

Project stakeholders underscore that the combination of elevated height, strong visibility along Roosevelt Avenue, and convenient access to transit could help the property stand out within Sunnyside’s competitive set. With construction now launched and a multi-year development timeline in place, the condominium is expected to play a notable role in the neighborhood’s ongoing evolution once it delivers in 2029.
