Constellation Real Estate Partners is planning a new industrial venture in Seabrook, proposing two warehouse facilities on a 60-acre site near the Port of Houston. The planned project would rise along Red Bluff Road just east of State Highway 146, positioning the development within a well-established industrial and logistics corridor serving regional port activity.

The plan calls for a 464,400-square-foot cross-dock warehouse alongside a 205,200-square-foot front-load facility. Together, the buildings are designed to provide large-format distribution space in proximity to Port Houston infrastructure. The site lies roughly 3 miles south of Port Houston’s Bayport Container Terminal, offering access to container traffic and related logistics demand.

Constellation’s proposal remains subject to local approvals. The development still requires a vote from the Seabrook city council, and work is not expected to begin until road improvements at the intersection of Highway 146 and Red Bluff Road are completed. That timing linkage underscores the importance of transportation upgrades and municipal sign-off to advancing the project.

According to reporting cited from the Houston Business Journal, Constellation estimates that the project would carry a taxable value of $75.4 million upon completion. That assessment is expected to generate more than $343,000 in new property tax revenue each year for the city of Seabrook alone, offering a fiscal benefit to the local jurisdiction tied directly to the new industrial construction.

The proposed warehouses would be situated behind the Seaside RV Resort & Hotel and near existing residential communities, including The Towers of Seabrook apartment complex and the Baybrook subdivision. The location is also just south of several other large warehouse facilities. Nearby industrial neighbors include Transwestern Development Co.’s 454,600-square-foot Bayport 146 Distribution Center at 5803 Old Highway 146, highlighting the area’s growing cluster of logistics and distribution assets.

As envisioned, Constellation’s Seabrook project would expand the industrial footprint serving the Bayport Container Terminal and surrounding trade infrastructure while adding to the city’s commercial tax base. Final project scope, schedule, and execution will depend on the outcome of the entitlement process and the completion of the adjacent highway improvements.
