Colliers has arranged the sale of two aerospace-focused manufacturing and engineering facilities totaling approximately 76,000 square feet in Lanham, Maryland. The properties, located at 4501 Boston Way and 4701 Forbes Boulevard, are highly specialized assets that have long supported the operations of Genesis Engineering Solutions.

The transaction reunites Genesis Engineering Solutions’ headquarters and manufacturing facilities with its operating business. Following the October 2025 sale of the Genesis operating business, the real estate had been held separately. With this acquisition, the real estate and the operating business are now back under closely aligned control, allowing the facilities to continue serving as the company’s headquarters and core production hub.

Colliers represented AR2 Southgate, LLC, an entity owned by Genesis Engineering Solutions founder Robert Rashford, in the disposition of the real estate. The assignment built on Colliers’ familiarity with the Genesis platform and its evolution following the sale of the operating company. Colliers Vice Presidents Dan Gaffey and Chandler Pace acted as the exclusive advisors to the seller, overseeing the marketing process and negotiations for the two-building campus.

The properties will remain in use as Genesis Engineering Solutions’ longstanding headquarters and manufacturing facilities. Their ongoing role underscores the operational importance of the Lanham campus to the company’s engineering and production work. While specific pricing and buyer details were not disclosed, the transaction structure maintains continuity of occupancy and preserves the campus’s function as a mission-critical industrial asset.

Commenting on the deal, Gaffey noted that the sale of 4501 Boston Way and 4701 Forbes Boulevard underscores sustained interest in specialized manufacturing facilities in the Washington, D.C. region. He highlighted that, given the campus’s deep integration into Genesis Engineering Solutions’ operations, the sale created a natural alignment between the physical facilities and a buyer closely connected to the company’s future direction.

The Washington, D.C. industrial market continues to attract attention from users and investors seeking well-located, specialized manufacturing and engineering space. Transactions involving fully operational headquarters and production campuses, such as the Lanham sale, reflect ongoing demand for mission-critical facilities that are difficult and costly to replicate.
