The Clear Blue Company has started construction on Honeywood Dickson, a new affordable multifamily community in Dickson, Tennessee. The project is located at 841 Cowan Road and is planned as a 228-unit development spread across nine residential buildings on a 16.14-acre site.

Honeywood Dickson is designed to serve a range of income levels within the affordable housing spectrum. The community will include units reserved for households earning up to 30% of the area median income, as well as 114 homes for households earning up to 60% of area median income (AMI) and 57 homes for households earning up to 80% of AMI. In addition, the Dickson Housing Authority will support the property with development-based vouchers for 60 homes, expanding access for qualifying residents.

The project will offer a set of resident-focused amenities. Plans call for a dog park and a playground, along with two open lawn spaces intended for informal recreation or community use. A standalone clubhouse will anchor the common areas, incorporating a fitness area and a business service center. The community will also feature a large community room, an outdoor patio with grilling stations, and a swimming pool.

The development cost is estimated at approximately $88.1 million. The capital stack for Honeywood Dickson relies on a combination of tax-exempt multifamily housing revenue bonds and both federal and state tax credits, aligning the project with public and quasi-public financing tools commonly used to deliver income-restricted housing.

Studio A Architecture is serving as the development architect for Honeywood Dickson, providing design services for the buildings and shared spaces. BACAR Constructors has been engaged as the general contractor responsible for delivering the project.

According to the development timeline, initial residential units at Honeywood Dickson are expected to begin delivering in fall 2027. Full construction completion for the community is slated for March 2028, at which point all buildings and amenities are anticipated to be finished and available for occupancy.

Once complete, Honeywood Dickson is expected to add a significant supply of income-restricted rental housing to the Dickson market, combining deep affordability levels with a broad amenity package supported by public housing vouchers and tax-advantaged financing.
