A $25 million amenity-led repositioning of a historic office tower underscores how owners are deploying value-add capital to defend occupancy and rents in competitive CBD stock.

Clayco and its real estate development subsidiary CRG, working alongside The Prime Group, Inc. and TP Management Co., have unveiled a $25 million renovation program for the historic Jewelers Building at 35 E. Wacker Drive in Chicago. The team plans to reposition the 1927 landmark with a broader mix of food and beverage concepts, expanded wellness offerings and refreshed shared spaces aimed at elevating the tenant and visitor experience.

The renovation will introduce a new fine-dining restaurant within the building, complemented by a lobby bar and a rooftop bar, adding multiple hospitality touchpoints throughout the property. Roanoke Hospitality Group, an affiliate of The Prime Group, Inc., is slated to operate and manage the building’s new food and beverage offerings. These concepts are intended to activate both the ground-level lobby and upper-level spaces, leveraging the property’s historic architecture and riverfront location.

Plans also call for a significant expansion and upgrade of the building’s fitness and wellness facilities. The existing fitness center will be enlarged and equipped with high-end equipment, along with dedicated studios designed for small-group workouts. Modern wellness and relaxation amenities are expected to be incorporated into the program, supported by expanded locker rooms that will feature infrared saunas and cold plunge baths as part of a more comprehensive health and wellness offering for building users.

Beyond hospitality and wellness components, the project will reimagine conference, event and coworking areas within the Jewelers Building. These upgraded shared spaces are intended to support a broader range of tenant needs, including meetings, collaboration and hosted events, while taking advantage of the property’s historic character. The renovation scope also includes infrastructure-focused capital improvements such as modernizing elevators and upgrading building security systems.

Construction is scheduled to begin in fall 2026, with the new restaurant and bar concepts targeted to open in 2027. The repositioning initiative is being launched as the Jewelers Building experiences leasing momentum, with ownership investing in upgrades to help align the asset with current tenant expectations for amenitized office environments. As part of the overall improvement plan, ownership has also enhanced the property’s existing parking garage, adding to the building’s on-site convenience offerings for office users and visitors.
