The City of Irving has acquired MacArthur Ridge II, a 260,796-square-foot Class A office building, to house its police and fire department services. The six-story midrise sits on 7.52 acres at 909 Hidden Ridge in Irving and was marketed by Bradford Commercial Real Estate Services. According to Bradford, the city’s interest in purchasing the property emerged last fall and led to a direct sale transaction.
Before the sale, MacArthur Ridge II had been offered on the market for lease but not formally listed for sale. City officials approached the ownership about a potential acquisition, prompting a shift from a leasing strategy to an outright disposition of the asset. Bradford’s Richmond Collinsworth and Jared Laake represented the seller, Grupo Haddad, in the transaction.
MacArthur Ridge II was originally developed in 1999 by CalSTRS and was later sold to Hines. Grupo Haddad has held the property since 2013, maintaining it as a Class A office asset. Over the course of its ownership, the seller recently completed renovations to the building’s common areas, positioning the property with refreshed shared spaces ahead of the city’s purchase.
The building features a two-story lobby and a range of on-site amenities intended to support tenant use and daily operations. These amenities include a conference center, a fitness facility, deli and lounge space, and 24/7 card-key access. The amenity package and recent upgrades reflect an effort to keep the property competitive in the office market prior to its transition to public-sector use.
While financial terms of the sale were not disclosed, the transaction marks a change in tenancy and function for MacArthur Ridge II, as it shifts from traditional multi-tenant office positioning to serving as a hub for Irving’s police and fire department activities. The direct deal structure and the property’s recent renovation demonstrate how well-located, amenitized office buildings can attract demand from a range of users, including municipal agencies seeking existing space for operational needs.
