A major energy tenant expanding in a recently renovated Houston tower suggests that owners investing in upgrades and amenities can still capture growth leases in the office sector.

Chord Energy has extended its long-standing presence at 1001 Fannin, reaffirming a two-decade relationship with the Houston office tower. According to the Houston Business Journal, the energy company has renewed and expanded its lease in the high-rise, adding 27,000 square feet to an existing footprint of 130,000 square feet within the building owned by JMB Realty.

The lease transaction keeps Chord Energy in place at 1001 Fannin, a 47-story office tower in Houston that serves as a major multi-tenant asset in the city's skyline. The company, which focuses on hydrocarbon exploration and hydraulic fracturing, continues to commit significant space in the building following this latest expansion.

JMB Realty's 1001 Fannin comprises 1.3 million square feet of office space. Each of the 47 floors is designed with eight corner offices, providing multiple premium office locations per level. In addition to its office footprint, the property includes 25,000 square feet of retail and amenity space, adding on-site service and convenience offerings for tenants and visitors.

The property's physical infrastructure also features a parking garage that spans a full city block. This garage is connected to the high-rise via a tunnel, providing direct access between parking and the main building. The integrated parking and tunnel connection support daily commuter traffic and enhance overall accessibility for building users.

JMB Realty has recently invested in a multimillion-dollar renovation at 1001 Fannin. Building on that work, the owner is developing a new conference center within the property. The planned conference facility is positioned as an additional amenity intended to support tenant operations and on-site meetings.

Partners Real Estate negotiated the lease on behalf of JMB Realty. Within Partners Real Estate, Chip Colvill from the firm's Houston office and Brad Beasley represented the landlord in the lease negotiations with Chord Energy. On the tenant side, Cushman & Wakefield's Chad Beck represented Chord Energy in the transaction, providing advisory and brokerage services for the renewal and expansion.

The combination of a long-term tenant renewing and enlarging its commitment, recent capital improvements, and new amenity development at 1001 Fannin highlights ongoing leasing activity at this Houston office high-rise. The deal aligns an established energy-sector tenant with a recently upgraded, high-rise office environment that includes both large-scale office space and supporting retail and amenity components.
