The acquisition of a 93% leased, recently renovated Class A tower in Park Central highlights that stabilized suburban Dallas offices remain liquid for private buyers despite limited pricing transparency.

Buchanan Capital Partners has acquired Churchill Tower, a Class A office tower in Dallas’s Park Central submarket, from TXRE. The transaction adds a sizable, recently renovated office asset to Buchanan’s portfolio in a submarket known for institutional-quality product and corporate tenancy.

The 12-story property, totaling 277,268 square feet, is located at 12400 Coit Road. Originally delivered in 1999, the tower underwent a renovation in 2025 that updated key common areas and amenities. The building’s design features flexible, easily demisable floor plates averaging approximately 22,000 square feet, positioning it to accommodate a range of tenant sizes and layout requirements.

Parking and access are supported by a structured garage with 997 spaces, supplemented by on-site electric vehicle charging. Recent capital improvements include a refreshed lobby as well as upgraded tenant-focused amenities such as a fitness center, conference center, and an on-site café, all of which enhance the property’s competitiveness within the Park Central office market.

Churchill Tower is reported to be 93% leased, with a diversified mix of roughly 50 tenants. The tenant roster is anchored by Carr, Riggs & Ingram, described as a top-25 national accounting and advisory firm. Carr, Riggs & Ingram has occupied space in the building for more than two decades and maintains prominent building signage, reinforcing its visibility at the property. Its affiliate, Level Four Group, is also based at Churchill Tower, further deepening the building’s professional services concentration.

The acquisition reflects ongoing investor focus on well-leased, amenitized Class A office assets in established business districts. With high occupancy, multiple long-term tenants, and recent upgrades in place, Churchill Tower offers a stabilized profile within the Park Central submarket, while its flexible floor plates and on-site amenities position it to continue attracting and retaining a broad base of professional and corporate users.
