The project is located on a 17-acre site and is designed as a modern distribution building intended to serve a range of industrial and logistics users. According to the company, the development is positioned to capture demand from occupiers seeking access to the Nashville area and the broader regional transportation network.

The building is scheduled for completion in the second quarter of 2027. The site sits approximately eight miles north of downtown Nashville, placing it within close reach of the city's core employment and population base. The location provides access to Nashville's three major interstate highways, which is a key factor in the building's positioning as a distribution and logistics asset.

Brennan Investment Group highlights the property's immediate access to Interstate 24 and its proximity to downtown Nashville as features that are expected to appeal to both last-mile and regional distribution users. This transportation connectivity is intended to support a range of distribution requirements, from serving local customers to reaching a broader multistate territory.

The rear-load industrial building has been designed to accommodate as many as five tenants.
