Arizona State University is moving forward with an upscale hotel in the heart of its Main Street entertainment district, further expanding activity within the Novus Innovation Corridor. The planned hotel will be part of Marriott Bonvoy’s Tribute Portfolio, positioning the property within a collection of independent-style hotels affiliated with the global lodging brand.
The project calls for a seven-story, 116,855-square-foot building designed as a hospitality anchor embedded in the university-linked entertainment district. Plans include 168 guest rooms, giving the property a meaningful room count for serving university visitors, event attendees and users of the surrounding mixed-use environment.
A key feature of the design is a rooftop pool and bar, intended to capture views across the district and offer an additional social and entertainment amenity. Inside the hotel program, the plan also incorporates a 2,700-square-foot meeting space component, allowing the property to accommodate small conferences, gatherings and university-related functions.
Okland Construction has been engaged to oversee the planning, design and construction management for the hotel. Its role will span the full delivery process, from preconstruction coordination through building completion, as Arizona State University continues to build out the Novus Innovation Corridor as a multi-faceted district.
The hotel arrives as sports venue-anchored mixed-use districts gain national attention for their ability to draw consistent foot traffic and support higher surrounding real estate values. Within this broader trend, Novus is described as a leading collegiate example of how large-scale campus-adjacent development can be structured around major sports facilities.
Arizona State University has committed significant capital to sports infrastructure within Novus. The university is investing more than $150 million in sports venues at the district, including $55 million allocated to an indoor football practice facility and another $100 million to modernize the 51-year-old Desert Financial Arena. These initiatives build on prior investments, such as the $300 million renovation of Mountain America Stadium and the $140 million, 5,000-seat Mullett Arena, which has already recorded strong performance.
Collectively, these projects underscore the university’s strategy of clustering hospitality, sports and entertainment uses within a single corridor. The new Tribute Portfolio hotel is positioned to integrate directly into that ecosystem, offering lodging and functional space that align with the surrounding sports and event programming while contributing to the ongoing evolution of the Main Street entertainment district.
