Anthropic has executed a major expansion of its New York City footprint by leasing the entire office building at 330 Hudson St. in the Hudson Square neighborhood. The artificial intelligence safety and research company, which is based in San Francisco, is taking all 466,000 square feet at the property owned by AEW Capital Management. The commitment marks a substantial jump from Anthropic’s current Manhattan presence.
The company presently occupies 15,000 square feet at 155 Sixth Ave. in SoHo. By comparison, the new Hudson Square lease is more than 30 times larger than its existing Manhattan offices, signaling a significant scale-up of its local operations. The move consolidates Anthropic’s New York activity into a single, full-building location while dramatically increasing its available space.
As part of the upsizing, Anthropic plans to grow its New York City workforce. The company has indicated that it expects to double its local headcount to more than 1,000 employees. This hiring plan aligns with the substantial increase in office space and suggests that the newly leased building will serve as a key hub for its teams focused on artificial intelligence safety and research.
In a statement, Paul Smith, Anthropic’s chief commercial officer, described New York as one of the primary centers for applied artificial intelligence. He noted that Anthropic is positioned in the middle of this activity as a technology partner to financial institutions, media companies, and cultural organizations that play a central role in the city. His comments underscore the firm’s intent to deepen its relationships across several of New York’s most prominent industry sectors from its expanded office base.
Reporting from the New York Post characterized the full-building lease at 330 Hudson St. as part of a broader pattern of technology companies building up their presence in the city. According to that account, this deal is viewed as further evidence that major tech firms are embracing New York City as an important hub for artificial intelligence. The transaction places Anthropic among the growing roster of technology users committing to larger footprints in Manhattan.
By securing a long-term home for more than 1,000 employees in Hudson Square, Anthropic is significantly elevating its profile within New York’s technology and corporate ecosystem. The lease also highlights the role that AI-focused firms are starting to play in the city’s office market, particularly in neighborhoods that are already closely tied to media, creative, and technology users.
