A lease for a tech-enabled, staffless golf simulator concept in a suburban retail center reflects how landlords are activating space with experiential uses that can drive off-peak traffic without adding labor costs.

A new 24/7, staffless golf simulator venue branded as Another Nine is slated to open just east of The Woodlands, bringing an always-open, technology-enabled recreation option to a local retail center. The concept is designed to appeal to a wide range of golfers, from casual players to more serious enthusiasts who want access to play or practice outside of traditional course hours.

The upcoming location is planned for 26824 Interstate 45, within the Shoppes at Oak Ridge North retail center. Local franchisee David Lobpries signed a lease for the space with property owner 2ML Real Estate Interests in November and has since begun construction work on the leased premises. The build-out covers more than 2,300 square feet, adapting the space to accommodate the simulator suites and associated customer areas.

Another Nine is targeting an opening date in September, subject to completion of construction and interior installation. Once operational, the venue will offer four private golf simulator suites, each described as being approximately 400 square feet. These enclosed bays are intended to give groups or individual players a dedicated environment for both casual rounds and practice sessions.

Customers will be able to reserve simulator time by the hour, with bookings handled through an online system rather than at a staffed front desk. Reporting indicates that hourly pricing typically ranges between $30 and $40 per suite, with rates varying based on location and the day of the week. Each suite is booked by the hour, allowing flexibility for shorter practice sessions or longer blocks of play.

A key differentiator for Another Nine is that the venue is fully self-service, with no on-site staff managing check-in or play. Players access their reservations digitally and control their sessions through intuitive touchscreens located in each suite. The simulators allow users to choose how many holes they want to play or to shift into practice modes focused on specific aspects of their game.

During use, golfers hit real golf balls with real clubs into an impact screen, which captures and analyzes the ball’s velocity and direction. This data is used to simulate realistic ball flight and course play, giving users feedback on their shots while providing an indoor experience that can be used regardless of outdoor weather or daylight conditions.

The combination of round-the-clock access, private suites, and a staffless operating model positions Another Nine as a technology-driven addition to the tenant mix at Shoppes at Oak Ridge North. For the property owner, the lease brings an experiential use into a traditional retail setting, while for the franchisee it provides a platform to introduce a new concept to golfers in the area.
