Amber Pines Apartments, a 23-unit multifamily community in Upland, has changed hands in a brokered sale arranged by Marcus & Millichap. The property, located at 330 Amber Ct., sold for $5.9 million, translating to $257,717 per unit, reflecting defined pricing for a smaller-scale apartment asset.
The garden-style community offers a mix of studio, one-bedroom, and two-bedroom floor plans. According to Marcus & Millichap, the unit layouts are described as spacious, with the property positioned in what is characterized as a prime north Upland location. The brokerage noted that the asset’s fundamentals are viewed as supportive of a value-add strategy focused on enhancing the residential offering over time.
Douglas McCauley, a senior managing director investments with Marcus & Millichap, and David Covarrubias, an investment specialist in the firm’s Inland Empire office, represented the buyer in the transaction. The purchaser is identified as A-SF Limited Partnership. The seller is described as a California trust, which elected to dispose of the asset to the limited partnership.
Amber Pines was originally constructed in 1975 and comprises 22,118 square feet of residential space on a 0.75-acre site. The building program supports the mix of studios and larger one- and two-bedroom layouts, providing a variety of housing options within the same community footprint. The north Upland setting is highlighted as a key feature that, together with the property’s vintage and configuration, frames the opportunity for targeted upgrades.
In-unit amenities at the property include central air conditioning and heating, private patios and balconies, fireplaces, dishwashers, and in-unit washers and dryers. These features position the asset above basic workforce housing specifications while still leaving room for improvements. Community amenities include a swimming pool, a barbecue area, and a total of 35 carports and open parking spaces, supporting onsite resident parking needs.
The broker team emphasized that the combination of the property’s location, physical characteristics, and existing amenity base provides the buyer with a platform for interior renovations and property improvements. The transaction illustrates how investors are seeking assets where incremental capital investment can potentially enhance both resident experience and long-term asset performance, within the framework of an established multifamily community.
