Interest in data centers remains strong, according to the findings from CBRE’s 2025 Global Data Center Investor Intentions Survey. Drawing input from 92 major global investors, the report reveals several notable trends in investment behavior and strategy within the data center sector. Key takeaways from the survey include:

– **Resilient Investor Appetite**: A striking 95% of respondents indicated they plan to increase their investments in data centers this year.

The data also suggests a rebalancing trend. Around 42% of respondents anticipate selling more data center assets in 2025 compared to the previous year—potentially in response to evolving risk profiles and rising asset valuations. In contrast, 30% said they do not plan to sell any holdings this year.
Despite broader market volatility, investor confidence in the pricing of data centers remains intact. Just over half (53%) of those surveyed expect cap rates to remain unchanged throughout the year.
One of the standout strategic focuses is hyperscale build-to-suit developments. Nearly half (49%) of respondents cited this model as the top investment opportunity over the next 12 to 24 months. Demand from hyperscalers—especially those supporting AI workloads—is fueling investor interest in scalable, customized infrastructure solutions.
Challenges remain, however. About 39% of investors identified regulatory constraints and power availability as significant barriers. Power limitations and permitting delays continue to hinder data center expansion.
