The Heisman headquarters move illustrates how landlords are using branding partnerships and experiential elements within amenity spaces to secure smaller but high-profile HQ leases.

Silverstein Properties has finalized an office lease with Heisman, the charitable organization that serves as steward of the Heisman Trophy, for new headquarters space at 120 Broadway. Under the agreement, Heisman will relocate its offices in 2027 to approximately 5,000 square feet on the building’s 13th floor.

The 10-year lease goes beyond traditional office space, incorporating the display of two Heisman Memorial Trophies within Silverstein’s Downtown Manhattan tower. The Heisman Trophy has been awarded annually since 1935 to the most outstanding college football player in the United States, and the new installation will make the award more visible to both tenants and visitors at 120 Broadway.

As part of the deal, one of the two trophies will be placed in the building’s lobby, where it will be accessible to the public. The second trophy will be installed in The Landmark, the property’s 10th-floor amenity center. Heisman also plans to rebrand a portion of that amenity space as the Heisman Lounge, further integrating the organization’s identity into the building’s shared areas.

Joe Artusa, senior vice president of leasing at Silverstein Properties, described 120 Broadway as a celebrated landmark and framed the property as a fitting location for the Heisman Trophy. He noted that Silverstein Properties is pleased to welcome Heisman, characterizing it as an established Downtown organization whose staff will be able to take advantage of the building’s location, amenities, and services.

Leasing representation on the transaction included both in-house and third-party brokerage teams. Silverstein Properties was represented internally by Artusa, working alongside Erik Harris of Newmark. On the tenant side, Michael Norris of Cushman & Wakefield represented Heisman in the headquarters relocation agreement.

The combination of a long-term lease, branded amenity space, and prominent public display elements underscores how headquarters users can leverage office locations for both operational needs and institutional visibility. For 120 Broadway, the transaction adds a notable nonprofit organization with a nationally recognized sports award to its tenant roster.
