Queens’ Tallest Tower Reaches 90% Leased, Adds First Retail Tenants
CRE Market Beat Take
Rapid lease-up of a large multifamily tower with new-to-market retail brands signals durable renter demand and ongoing neighborhood maturation in Long Island City.

BLDG Management Co., Inc has reported a major leasing milestone at The Orchard, the residential tower described as Queens’ tallest building. Nine months after the launch of residential leasing, more than 90% of the property’s 824 residences have been leased, underscoring rapid absorption at the 70-story development in Long Island City.

The Orchard’s leasing performance is being matched by initial momentum on the retail side. The property has secured its first three retail commitments, signing leases with K-beauty brand Tokimo, Japanese tea and beverage concept Mollytea, and financial technology platform Intuit. Together, the trio has taken more than 7,468 square feet of space, leaving a limited amount of retail area still available at the base of the tower.

All three retailers are new entrants to Long Island City and are planning to open their locations in 2027, introducing a mix of beauty, food-and-beverage and financial services to the property and the surrounding neighborhood. The arrival of these tenants is expected to broaden the building’s on-site offerings for residents while adding new storefronts to the local streetscape.

Commenting on the progress at The Orchard, BLDG Management president Lloyd Goldman framed the project as a hub for both residents and the wider community. He noted that the tower was envisioned as more than just a place to live, with a combination of residences, amenities and services intended to support living, working and connecting in one location.

Goldman also highlighted BLDG Management’s long-standing presence in the area, stating that the firm has been part of the Long Island City community for more than 60 years. According to his remarks, The Orchard is meant to extend that track record by creating a destination that serves building residents as well as neighbors in the broader Long Island City area.

He added that surpassing the 90% residential leasing threshold within nine months reflects demand for the concept behind the project, and that the addition of Tokimo, Mollytea and Intuit is expected to enhance the building’s role as a destination for both residents and the Long Island City community.
