312-Unit Multifamily in Indiana Changes Hands
CRE Market Beat Take
Significant investor interest in a recently built, large-scale suburban asset reinforces capital’s focus on newer multifamily product in the Louisville MSA.

Northmarq’s Investment Sales team arranged the disposition of The Bend Apartments, a 312-unit garden-style multifamily community in Clarksville, Indiana. The property is located at 1909 Greentree Blvd. and was completed in 2023. The sales effort was led by Northmarq professionals Bobby Schiavone, Jordan Arand and Adam Klenk, who oversaw marketing and negotiations on behalf of the seller.

The Bend Apartments were sold by a regional multifamily developer to a private investor. Northmarq represented the seller in the transaction. While pricing and other financial details were not disclosed, the sale drew substantial attention from prospective buyers, reflecting strong interest in newer, larger-scale multifamily assets in the area.

The community spans 13.22 acres and is configured with one-, two- and three-bedroom floor plans. The scale and recent vintage of the property, together with its design as a garden apartment community, position it as an institutional-quality multifamily asset within the Louisville metropolitan statistical area. Northmarq’s team noted that the combination of size, modern construction and location were key factors in attracting investor demand and supporting a long-term hold thesis for the buyer.

The Bend Apartments benefit from proximity to a range of retail and service amenities. The community is near shopping centers anchored by national retailers, as well as restaurants and the nearby Green Tree Mall. This concentration of retail options enhances the property’s appeal to residents seeking convenient access to daily needs and entertainment.

From a transportation standpoint, the property offers access to both Interstate 65 and Interstate 265, providing connectivity across Southern Indiana and into Kentucky. The Bend is approximately 10 minutes from the River Ridge Commerce Center, a major employment hub, and roughly the same distance from downtown Louisville. This location gives residents a direct link to regional job centers while maintaining a suburban living environment.

The transaction underscores continued investor interest in contemporary multifamily product in the Louisville MSA, particularly assets that combine recent construction, scale and convenient access to employment nodes and retail amenities. With limited new information on pricing or capital structure released, the deal primarily highlights the role of experienced investment sales teams in matching private capital with institutional-quality multifamily opportunities in secondary markets.
