Bluhawk, a 277-acre master-planned development in Overland Park, Kansas, has added two restaurant concepts to its growing tenant roster. The project announced that Five Four Restaurant & Drafthouse and La Madeleine have executed leases at the mixed-use destination, further building out the retail and dining components of the property.
Five Four Restaurant & Drafthouse is a locally owned concept that will expand its presence within its home market by opening at Bluhawk. The lease allows the operator to increase its regional footprint while remaining in proximity to its existing customer base. Details of the lease terms, including square footage, were not disclosed in the announcement.
La Madeleine, a French bakery and café brand, will use its lease at Bluhawk to establish its regional debut at the development. By choosing the master-planned project for its first location in the area, La Madeleine joins a mix of retail, dining, and service tenants that has been steadily building over multiple phases. Specific opening dates for the two restaurant concepts were not outlined, but they are part of the broader build-out underway at the site.
Kent Price, president of Price Brothers, the developer and manager of Bluhawk, said the two restaurants each bring a distinct offering that fits within the larger merchandising strategy for the project. According to Price, both Five Four Restaurant & Drafthouse and La Madeleine complement the mix being curated across the development, signaling continued retail leasing momentum for the master-planned environment.
The new restaurant leases come as Bluhawk advances work on its next phase located adjacent to AdventHealth Sports Park. The proximity to the sports park positions the development to capture traffic generated by sporting and recreational activity, with the retail and restaurant lineup intended to serve visitors as well as the surrounding community. Construction details and delivery milestones for this next phase were not specified in the announcement.
Previously announced Phase 2 tenants at Bluhawk include Anthropologie, L.L.Bean, Spavia Day Spa, JETSET Pilates, Chicken Salad Chick, Brookside Barkery & Bath, Amorino, Everbowl, and Bruu Café. These tenants are anticipated to open on a rolling basis, with timelines extending through the summer and fall of 2027. Taken together, the Phase 2 lineup and the newly announced restaurant leases underscore the project's focus on combining national and regional brands with local operators.
Price Brothers continues to serve as both the developer and manager of Bluhawk as the multi-phase mixed-use project progresses. While financial terms for the latest leases were not provided, the addition of new restaurant concepts indicates ongoing tenant interest in locating within the large-scale development in Overland Park. The project's evolution, including the integration of dining, retail, wellness, and pet-focused offerings, reflects an effort to create a diversified tenant base across multiple categories within the master-planned setting.
