Quantum Real Estate Advisors, Inc. has completed the brokerage of Ryan Plaza, a multi-tenant retail strip center in Algonquin, Illinois. The property, located at 1534 E. Algonquin Road, totals approximately 15,500 square feet and is configured as a suburban strip center with multiple tenant spaces. The sale reflects ongoing investor interest in well-located neighborhood retail assets along established commercial corridors.
The center traded for $2.4 million. The buyer, Curbline Properties, is a public real estate investment trust, adding another institutional owner to the local retail landscape. The seller is described as a REIT based in the Southeast, indicating that both parties to the transaction are institutional investors. Quantum Real Estate Advisors represented the seller, with Executive Vice President Dan Waszak and Senior Vice President Brett Berlin leading the assignment.
Berlin described Ryan Plaza as meeting the core criteria investors seek in today’s suburban strip-center acquisitions. He noted that the asset is positioned on one of the busiest corridors in the northwest suburbs and characterized the site as infill, underscoring its established location within a mature trade area. The center is also shadow anchored by a high-volume Jewel-Osco, providing additional regional traffic and enhancing the visibility of the property.
According to the brokers, the property benefits from its placement within a high-traffic retail corridor that delivers strong exposure to passing vehicles and customers. Waszak observed that the buyer responded quickly to the opportunity, citing the center’s setting in an affluent, supply-constrained submarket as a key attraction. He also pointed to the tenant mix, describing it as a balanced combination of national credit, service, and medical users, which can help diversify cash flow within a single property.
The transaction highlights continued demand from institutional buyers for grocery-adjacent and infill strip centers that demonstrate durable tenant demand. Ryan Plaza’s combination of established location, traffic-generating nearby retail, and a diversified roster of tenants aligned with current investor preferences, as described by the brokerage team. Quantum Real Estate Advisors, Inc. focuses on investment sales and full-service leasing, and its role in this disposition underscores the firm’s activity in the multi-tenant retail strip center segment.
While specific lease terms, occupancy details, and financing structures were not disclosed, the sale of Ryan Plaza at a clearly stated price point, with a public REIT buyer and a REIT seller, provides a reference transaction for similarly positioned suburban retail centers. The deal also illustrates how institutional capital is deploying into infill, supply-constrained submarkets where existing centers enjoy strong traffic patterns and a mix of daily-needs and service-oriented tenants.
