Terreno Realty Sells East Rutherford Warehouse HQ Site for $25M

Owner-Occupant Pays $25M for East Rutherford Industrial
CRE Market Beat Take
Owner-user demand for well-located industrial facilities in high-barrier submarkets remains strong, reinforcing pricing power for modern, expansion-ready assets.

Lee & Associates New Jersey has arranged the sale of a warehouse facility at 180 Manor Rd. in East Rutherford, marking a $25 million owner-user acquisition. The property totals 86,000 square feet and changes hands from Terreno Realty Corporation to a buyer that will occupy the asset as its new corporate headquarters.

According to Lee & Associates, the transaction was structured as an expansion play for the purchaser, which already operates from a nearby facility. By acquiring 180 Manor Rd., the company is able to remain in its established trade area while securing additional space to support anticipated growth. The quality of the building and its location were cited as key factors in the decision to purchase rather than relocate farther afield.

The seller, Terreno Realty Corporation, was represented by Lee & Associates New Jersey professionals Troy Wisse, Michael Schaible and Eduardo Lopez. The same team also sourced the buyer, providing brokerage services on both sides of the deal. Their mandate included identifying an owner-occupant whose operational needs matched the building’s characteristics and closing the transaction on those terms.

Lee & Associates noted that for industrial owner-users in today’s environment, securing a high-quality building available for purchase can be difficult, particularly in high-barrier-to-entry locations. In this case, the combination of modern warehouse space and proximity to existing operations made 180 Manor Rd. an attractive option for the expanding company.

The property offers regional connectivity via several major transportation routes. It provides convenient access to Routes 17 and 3, Interstates 80 and 280, and the New Jersey Turnpike at Exit 16W, positioning the warehouse for efficient distribution and logistics within the broader area.

The buyer’s decision to establish its new headquarters at 180 Manor Rd. underscores ongoing demand from industrial users seeking well-located, high-quality facilities in supply-constrained submarkets, even as available purchase opportunities remain limited.
