CRE Market Beat Take
Academy Sports + Outdoors’ steady multi-year rollout of new large-format stores underscores durable demand for well-located suburban power center space, supporting investor confidence in stabilized retail assets even without disclosed transaction pricing or lease terms.

Academy Sports + Outdoors is preparing to open a new 55,000-square-foot store at the Magnolia Village shopping center, adding another large-format location to its Texas footprint. The retailer expects to open the store in mid-November at 4353 Magnolia Village Drive, at the southeast corner of FM 1488 and Spur 149. Capital Retail Properties is identified as the site developer for the project.

According to reporting cited from the Houston Business Journal, the upcoming location will become Academy’s 126th store in Texas. The new store is part of a multi-year nationwide growth strategy that has seen a consistent increase in annual openings. The company opened 9 new stores in 2022, 14 in 2023, 16 in 2024, and 24 in 2025 as it pursued broader market coverage and deeper penetration in existing regions.

For the current fiscal year, Academy has stated that it aims to open between 20 and 25 additional stores, positioning the Magnolia Village store within an ongoing expansion pipeline rather than as a one-off addition. Overall, the retailer now counts 327 locations across 21 states, underscoring its presence as a major player in the sporting goods and outdoor retail segment.

The Magnolia Village shopping center already features a mix of big-box and smaller-format tenants. Existing businesses include a Lowe’s home improvement store as well as several food and beverage operators along FM 1488, among them Swig, Whataburger, McDonald’s, 7 Brew Coffee, and Crust Pizza Co. The tenant lineup also includes service and specialty retailers such as Milano Day Spa, Woof Gang Bakery and Grooming, and Crew Boutique.

In addition to the current roster of retailers, a Memorial Hermann building is planned for the property, indicating continued build-out of the shopping center beyond the Academy Sports + Outdoors opening. The combination of established national brands, local service providers, and planned medical space highlights the ongoing evolution of Magnolia Village as a multi-tenant retail and services destination anchored by high-traffic users.

With Academy Sports + Outdoors adding another 55,000-square-foot store in Texas as part of a broader nationwide rollout, the Magnolia Village location reflects how large-format retailers are selectively expanding within established shopping centers that already benefit from complementary traffic-driving tenants and diversified uses.
