A large renewal at an institutional logistics asset in Indianapolis reinforces occupancy stability for major industrial owners and supports pricing for modern distribution product in this hub market.

Colliers has arranged the renewal of a 599,152-square-foot industrial lease at 8677 Logo Court in Indianapolis, Indiana, maintaining occupancy at a large logistics and distribution facility in one of the region’s most active industrial markets. The transaction extends the tenant’s long-term commitment to the property, reinforcing its role within the local supply chain network and sustaining utilization of a significant block of industrial space.

The renewal took place at what is described as a premier logistics and distribution asset, underscoring the continued importance of well-located, institutional-caliber facilities for users that rely on efficient regional and national distribution. The property is positioned to serve occupiers that prioritize access, building scale, and functionality to support high-volume operations.

On the ownership side, Colliers | Indianapolis’ Jason Speckman, SIOR, represented Link Logistics in the transaction. Link Logistics is identified as one of North America’s largest owners and operators of last-mile industrial real estate, and its role as ownership in this deal highlights the ongoing activity among major logistics-focused landlords in established distribution hubs such as Indianapolis.

The tenant was represented by a Colliers team spanning multiple offices. Billy Powers and Jimmy Cohoat of Colliers | Indianapolis, together with Romy Zeid and Tucker Forbes of Colliers | San Francisco, advised the tenant in negotiating the renewal. The cross-market representation reflects Colliers’ coordination between regional and West Coast-based professionals to service a tenant with broader operational requirements.

Commenting on the transaction, Speckman noted that Indianapolis remains a leading logistics hub and that the renewal is indicative of sustained demand for well-located, institutional-quality distribution facilities. He added that the tenant’s renewed commitment demonstrates the property’s ability to continue meeting its operational needs, signaling that the building’s physical characteristics and location remain aligned with contemporary industrial user requirements.

Originally constructed in 1991, the property at 8677 Logo Court is situated on approximately 25.94 acres. The facility features a 28-foot clear height, supporting modern warehousing and racking configurations for a variety of industrial users. A cross-docked configuration enhances loading efficiency and trailer flow, while the building’s 6,400-amp, three-phase electrical service provides substantial power capacity suited to distribution and related industrial functions.

By maintaining a large user at this location under a renewed long-term lease, the transaction helps preserve stability at a sizable industrial asset within the Indianapolis market. The combination of established building infrastructure, scale, and continued tenant commitment underscores the ongoing role of this property in serving logistics and distribution activity in the region.
