Divaris Real Estate, Inc. has been retained by Linville Team Partners to direct retail leasing efforts for a significant portion of Peninsula Town Center in Hampton, Virginia. The assignment covers Buildings F, G, and H at the open-air mixed-use destination, totaling 227,424 square feet of retail space within the nearly 1.1 million-square-foot project.
The agreement positions Divaris to shape the next phase of tenant mix at Peninsula Town Center, which already functions as a large-scale retail and lifestyle hub for the surrounding community. The development combines national retailers, restaurants, entertainment venues, office space, and residential components, creating a multiuse environment anchored by several well-known national brands.
Vice President Elizabeth Napolitano and Senior Associate Ben Clarke will lead the Divaris team on the three-building leasing assignment. Their mandate includes working with Linville Team Partners to evaluate existing tenancy, identify merchandising gaps, and target concepts that can complement and strengthen the current mix across the project.
Peninsula Town Center is anchored by major national retailers including Target, JCPenney, Barnes & Noble, H&M, and PetSmart. These anchors help draw consistent traffic to the center, providing a foundation for additional in-line retailers, dining operators, and service providers that can benefit from established footfall. The blend of retail, entertainment, office, and residential uses positions the property as a regional destination within Hampton.
According to Napolitano, the leasing strategy will focus on enhancing what is already in place rather than overhauling the project. She described Peninsula Town Center as offering substantial opportunity to build on its existing strengths, with an emphasis on bringing in concepts that give visitors additional reasons to visit and return.
Divaris plans to prioritize a broader and more diverse lineup of food and beverage operators at the property. Expanding dining choices is expected to be a central component of the program, with an eye toward new-to-market restaurants and complementary offerings that fit the existing tenant base. The leasing team will also pursue experiential entertainment concepts, fitness and wellness operators, and service-oriented businesses to round out the daily-use and destination appeal of the center.
The assignment underscores continued leasing activity at established mixed-use properties where ownership is looking to fine-tune tenant rosters, refresh offerings, and maintain relevance with consumers. With a material block of space to work with across Buildings F, G, and H, Divaris has scope to attract a range of operators that align with the center’s open-air, multiuse character.
As leasing progresses, performance at Peninsula Town Center will be influenced by how effectively the new retail, dining, and entertainment tenants integrate with the anchors and existing mix. For now, the selection of a dedicated leasing team with a clearly articulated focus on dining and experiential uses signals an active approach to asset positioning at one of Hampton’s larger mixed-use destinations.
