JLL has closed the sale of a medical-anchored retail strip center at 2830 S. Highland Avenue in Lombard, Illinois, for $10.1 million. The property, totaling 21,071 square feet, is positioned as a dedicated outpatient medical destination serving the surrounding community.
The seller was a joint venture between HSG Medical and Capital Healthcare Properties, which engaged JLL to represent it in the disposition. The buyer was described as a local private capital group that acquired the asset through a 1031 exchange, indicating the transaction was part of a like-kind exchange strategy for tax deferral under current U.S. regulations.
Originally built in 2003, the center was fully renovated in 2026 to accommodate new medical tenancy. Following the renovation, the asset is now fully leased and operates under triple-net lease structures, with all space reported as 100% occupied. The medical-focused tenancy and NNN lease profile position the property as a stabilized, income-producing healthcare asset.
Commenting on the repositioning of the property, Kage Brown, Managing Partner of HSG Medical, noted that 2830 S. Highland was transformed into a high-quality outpatient medical asset. Brown characterized the project as an example of adaptive reuse in a strong location, emphasizing its role in creating a convenient, patient-focused healthcare destination for the area.
The strip center also benefits from its location within a broader retail and mixed-use node. The surrounding community is anchored by Yorktown Center, a 1.2 million-square-foot mixed-use destination that provides a significant regional draw and supports traffic to nearby retail and service-oriented properties such as 2830 S. Highland Avenue.
JLL’s Capital Markets Net Lease Advisory team led the marketing and sale process on behalf of the seller. The team included Senior Managing Director Alex Sharrin, Senior Director Mohsin Mirza and Associate Will Bowater, with additional deal support provided by Managing Director Michael Nieder and Director Brian Page.
