CRE Market Beat Take
Robust lease-up at a trophy office with fully committed retail suggests that quality assets in core CBD locations remain competitive despite broader office headwinds.

Skanska has secured a new lease with Café Unido at 17xM, fully committing the building’s 13,500 square feet of ground-floor retail space in downtown Washington, D.C. The deal fills the last available retail vacancy at the property, which is located at 1700 M Street NW in the city’s central business district.

With the retail space now fully leased, 17xM’s office component has reached 93% leased overall. The property continues to draw tenants that are looking for a mix of modern workspace, on-site amenities and access to food and beverage offerings within the building.

Mark Carroll, executive vice president at Skanska USA Commercial Development, noted that office users are focusing on how their space choices support collaboration, company culture and the employee experience over the long term. He said that the leasing performance at 17xM aligns with a broader move toward office environments that are flexible, hospitality-influenced and structured to stay competitive as tenant expectations evolve.

Café Unido will join Uchi, a Japanese restaurant concept that is already open at 17xM. Together, the two restaurants anchor the property’s street-level retail offering and contribute to the building’s dining mix for office tenants and neighborhood customers.

17xM is described as an 11-story trophy office tower designed by architecture firm Kohn Pedersen Fox Associates. The tower’s design and positioning in the central business district support its appeal to tenants that prioritize high-quality office space coupled with on-site retail options.

Leasing at the property is being handled by a CBRE team that includes Randy Harrell, Joe Coleman and Lara Nealon. The team oversees leasing efforts for 17xM, including the office space and the ground-floor retail that has now been fully taken.

The combination of strong office occupancy and fully leased ground-floor retail at 17xM highlights ongoing demand for well-located, high-caliber office properties in the core of Washington, D.C. The addition of Café Unido, alongside Uchi, further rounds out the property’s food and beverage lineup and enhances the building’s appeal to tenants seeking a workplace setting with integrated retail and dining options.
