HCA HealthONE has acquired the Wilmore Center at 7615 W. 38th Ave. for $14.5 million, positioning the property for conversion into a new health park in Wheat Ridge. The transaction involved a Cushman & Wakefield team led by Jon Hendrickson and Aaron Johnson, who represented the seller, CentrePoint Properties. According to the Denver Business Journal, CentrePoint had previously purchased the property in 2021 for $10.25 million, marking a notable increase in the asset’s trade price over a five-year span.
The Wilmore Center consists of two single-story, multi-tenant buildings totaling nearly 52,750 square feet on a 5.18-acre site. The property includes 236 parking spaces, providing on-site parking capacity to support existing tenants and any future medical users. At the time of the sale, the complex was reported to be 84% occupied.
The tenant roster at Wilmore Center features 15 occupants across a mix of retail, food, and medical services. Medical-related users account for approximately 68% of the leased area, reflecting an existing healthcare tilt in the property’s merchandising mix. This existing concentration of healthcare tenants provides a foundation for HCA HealthONE’s planned repositioning of the site toward a more dedicated medical use.
HCA HealthONE intends to create a medical park at the Wilmore Center location, with plans that include medical office space and emergency services for the Wheat Ridge community. The new health park will sit adjacent to HCA HealthONE’s Clear Creek Surgery Center at 7809 W. 38th Ave., creating a contiguous cluster of healthcare facilities along the corridor. The initiative is described as part of an effort to expand access to healthcare services for patients and families in the surrounding area.
While the acquisition and general vision for a health park have been announced, HCA HealthONE has not yet released detailed redevelopment plans for the Wilmore Center. Specific timelines, scope of renovations, and any changes to the existing tenant mix or building configurations remain to be disclosed. For now, the purchase secures a large, largely occupied, multi-tenant asset adjacent to an existing surgery center, giving HCA HealthONE a strategic foothold for future healthcare-focused development.
